TeamKnowles sells a lot of homes in Ozark Missouri, but not all homes are created equal! You wouldn't believe some of the stories we could tell! Of course clients privacy is of utmost importance so I will change the story a little and not give nanes or specific details. This is an example of what your competition means to getting your home sold.
This is a tale of two homes in Ozark Missouri. Both were three bedroom two bath homes with similar square footage and age. They both had nice kitchens and open floor plans. On paper both houses looked like twins but step inside and it was a different story altogether!
Ozark MO home #1:
When we drove up to the home the curb appeal was pleasant. The yard was well taken care of and although the siding could have used power-washing, it was not bad. It looked like the front door and trim had been freshly painted.
The first time we walked inside it was evident the homeowners took pride in their home. The paint and carpet looked nice and so did the kitchen and bathrooms. There was some clutter and toys strewn about and their little dog kept jumping on me so they put her outside. After a nice discussion about how our marketing plan to sell homes in Ozark, they listed their home for sale with TeamKnowles.
When we came back for the photography session, the clutter was gone, toys picked up, and puppy was in her kennel. They even took our advise and staged some of the rooms to make them show their best. The house looked great!
Ozark MO home #2:
We drove up and immediately noticed the tall grass in the yard. House looked okay but could use some shrubs or flowers.
The owners invited us in and unfortunately we couldn't help but notice a pet smell inside the house. Carpet was well worn and some of the bedrooms were painted purple, blue, and one had black walls. I kept thinking this isn't going to appeal to some buyers... After showing the sellers our established track record for selling homes and showing them comparable market sales in the area, they indicated they were going to list their home with another REALTOR® who was a family member. By the way I don't recomend borrowing money or listing your home with a family member since because if things go wrong you don't want to hurt that relationship.
Both homes went on the market within a week of each other. Five showings and three weeks later, our listing received an offer and went under contract. The other home is still listed.
We recently showed the second home to one of our buyers. The yard looked better but still needs more attention. Inside the house the buyers noticed the pet smell and paint colors and did not like the house very well. We discussed painting the walls and putting in new carpet but they decided to keep looking.
Both these homes were priced within $2,500 of each other but one is still for sale. When you list your home for sale in Ozark Missouri, make sure it shows its best and better than your competition! Its the attention to detail and little things that can make the difference in an offer or not.
