Letter to a REALTOR® How much can I sell my home for in Springfield Missouri?

Hi Barbara,

We would be happy to take a look at your home and give you an assessment of what we could sell it for. As you mention, the location does make a difference as does the current condition (updates). This also includes condition of the roof, foundation, hvac, floor coverings, kitchen, baths, and general condition of the rest of your property. Consider staging your home to help buyers see it's best features.


Some other factors that will affect your home’s value are square footage, room sizes, number of bedrooms and baths, floor plan, paint colors, landscaping/curb appeal, livability, and home staging. Are there any special features we should know about?

Something else that definitely affects your Springfield MO home's value is your competition.  In other words, what are similar homes currently selling for and listed for? It doesn’t matter what you paid or what you owe, what really matters is what buyers are currently paying in today’s market.  You didn’t mention your address but we can check and see if there are any foreclosures or short sales in your neighborhood which can hurt your value.  I’m not trying to discourage you, just making sure we have all the facts to make an accurate figure.

Betty & John, that's such a cute letter. How many emails do we get like that? No address. No subdivision. No details but a sincere wish to know how much the house is worth. Your answer is just right.
