There are still too many foreclosures in Christian County Missouri, but the good news is that there were less in 2009 than in 2008.
Christian County had 189 foreclosure filings in 2009 which 29 percent less than the 269 filed in 2008. This is compared to only 20 in 2007 and 11 in 2006. Most of these foreclosures were in Ozark and Nixa.
The flip-side to this story is that foreclosures, which are bad for sellers (banks that now own the properties) can be a good deal for buyers. There are still some great deals out there.
Opinions differ about whether or not the trend towards decreased foreclosures will continue in 2010 or if there is a "shadow" inventory of foreclosures yet to hit the market. The tax credits are expiring soon so now could be the best window of opportunity to take advantage of these great deals.
